Chile's property tax, known as contribuciones, is paid in four installments a year, in April, June, September and November, and in the second half of 2026 homes with an assessed value of up to 61,711,570 pesos do not pay it, according to the [Internal Revenue Service](https://www.sii.cl/ayudas/ayudas_por_servicios/2242-reajustes_exenciones-2468.html) (SII). From January 1, 2027, people aged 65 or older can also be exempted from 100% of the tax on their main home, under Law 21,850 (SII).
"Pago de contribuciones" (paying property tax) is one of Chile's most frequent Google searches, with tens of thousands of queries a month. This guide explains what it is, how it is calculated with examples, the dates, who is exempt and the current discounts.
What contribuciones are
Contribuciones is the common name for the territorial tax, an annual levy on property based on its assessed value set by the SII. It is established by Law 17,235 and is paid by owners of houses, apartments, parking spaces, storage units, shops and farmland, except those exempt, according to ChileAtiende. The revenue mainly funds municipalities, through the Common Municipal Fund.
How contribuciones are calculated
For a home, the general formula is: (assessed value − exempt amount) × rate. The SII adjusts assessed values and exempt amounts every six months by the CPI (see what the CPI is); for the second half of 2026 it applied a factor of 1.028. These are the current values:
| Item (second half of 2026) | Value |
|---|---|
| Exempt amount, residential property | 61,711,570 pesos |
| Exempt amount, agricultural property | 50,177,135 pesos |
| Exempt amount, farmhouse | 13,855,937 pesos |
| Residential rate, assessed value up to 220,398,431 pesos | 0.893% a year |
| Residential rate, portion above 220,398,431 pesos | 1.042% a year |
Source: SII, adjustments and exemptions of the territorial tax. In the first half of 2026, the residential exempt amount was 60,030,710 pesos, according to ChileAtiende.
With those values you can estimate a home's property tax. The table is our own approximate calculation: it does not include surcharges that may apply to some properties or later adjustments. The exact amount for each property appears on sii.cl under its roll number.
| Assessed value of the home | Tax per year (approx.) | Each installment (approx.) |
|---|---|---|
| 60,000,000 pesos | 0 (exempt) | 0 |
| 80,000,000 pesos | 163,316 pesos | 40,829 pesos |
| 120,000,000 pesos | 520,516 pesos | 130,129 pesos |
| 200,000,000 pesos | 1,234,916 pesos | 308,729 pesos |

It can be paid on the SII or Treasury (TGR) websites with the property's roll number, region and municipality, or at authorized banks. Late payment adds inflation adjustments, interest and fines.
Who is exempt
- Homes with an assessed value below the exempt amount: up to 61,711,570 pesos in the second half of 2026.
- Properties exempt by law: state and municipal property, schools and places of worship, among others, according to ChileAtiende.
- Senior benefit (in force): a 50% or 100% discount depending on annual income, which the SII assesses from August and applies to the September and November 2026 and April and June 2027 installments (SII).
- Exemption for people aged 65+ (from 2027): Law 21,850 exempts individuals aged 65 or older from 100% of the tax on their main home. It must be requested and applies from January 1, 2027 (SII).
The National Reconstruction law was published in the Official Gazette on October 17, 2026 (La Tercera). The SII warns that the new exemption is different from the existing senior benefit: the latter is automatic and depends on income; the 2027 exemption must be requested and covers only the main home. Discount for disasters in 2026
On October 19, the SII announced a cut in the second-half 2026 territorial tax for properties damaged by fires, floods, earthquakes or storms during the year. The discount is proportional to the damage and automatic when the relevant agencies report the affected areas to the SII. Owners not included can request a review of the assessed value with municipal or other official certificates and photographs (SII).
Assessed value vs. market price: why they differ
Contribuciones are not calculated on the price a property would sell for, but on the assessed value set by the SII. The agency updates it every six months by the CPI and periodically through reassessments that review the value of land and buildings. That is why two similar apartments may pay different amounts if their assessments differ, and an expensive home may have an assessed value below its sale price. Owners who think the assessment is wrong can ask the SII to review it.
What happens if you don't pay
Unpaid installments are collected with adjustments, interest and fines, and the debt stays attached to the property. The General Treasury may start collection proceedings, and the debt must be settled for some procedures, such as selling the property. Those behind on payments can check with the Treasury whether payment plans are available.
How to check and pay
- Go to the SII website, real estate section, with the region, municipality and roll number of the property.
- Check the current assessed value and pending installments.
- Pay online or download the payment slip; you can also pay at the Treasury or authorized banks.
- If the property was damaged or the assessment looks wrong, submit a review request with supporting documents.
